Don't cut your fee. Practice first with an AI client.

Before the real call, rehearse from your phone, by voice or text, with AI clients and realtors who haggle like the real ones. When you finish you get a 0-to-100 score with specific comments on what to say better.

How it works

Ten minutes of practice before a call are worth more than an hour of theory.

  1. Pick a scenario

Read a short lesson on what works in that situation before you start.

  2. Practice by voice or text

You talk with an AI client or realtor with their own personality and real objections.

  3. Get your score

An 8-competency rubric tells you what you did well and gives you better lines to say.

  4. Repeat and level up

Move at your own pace and get certified when you master each level.

Scenarios

The conversations that decide whether you charge your full fee, sell your services and earn referrals — each with its own client or realtor and their objections.

  • “I already have my inspector, thanks.”

Cold call to a realtor: get on her list

  • “The other inspector charges me $250.”

Defending your fee against the cheap price

  • “Why so much if you just walk the house?”

The client who minimizes your work

  • “Just the regular one, don't sell me extras.”

Selling mold, termites, pool and more — without the fluff

  • “Drop to $275 and I'll send you all my buyers.”

The realtor who wants a volume discount

  • “Don't make it sound so bad, the deal will die.”

The ethical line: your report is not negotiable

  • “I buy 6 houses a year; at $200 we're partners.”

The investor who wants wholesale pricing

  • “If I ask for an inspection, I lose the house.”

The buyer tempted to waive the inspection

  • “Why would I pay if the buyer does their own?”

    Pre-listing inspection: convincing the seller

  • “You barely found anything; charge me $250.”

    The haggle after the service

  • “I need $175 flat per unit.”

    Property manager: recurring contract

A score that tells you what to improve

Every practice is graded on the 8 competencies of selling an inspection. It's not a bare number: each point comes with the exact moment in the conversation and a better line for next time.

You practice within the rules

  • Your findings are never negotiated, softened or omitted.
  • You never guarantee an inspection's outcome.
  • You never invent market statistics.
  • The coach teaches within Fair Housing law.

Cancellation & renewal: how it works

Frequently asked questions

Do I need a card for the trial?

No, if you register with code INSPECTOR. You get 30 days with full access and no payment details.

What happens when the trial ends?

Nothing is charged automatically. Practices pause, your history and scores are kept, and you can pick a plan whenever you want to continue.

Does it work on my phone?

Yes, it's built for phones. Voice practice works best in Chrome or Safari; you can also practice by text in any browser.

What language do I practice in?

Spanish or English. You choose the language for each practice, so you can get ready for clients in both languages.

How do I cancel?

Go to Account → Manage subscription. Stripe's secure portal opens, where you cancel in one click. You keep access until the end of the paid period.

Is it useful if I'm already a veteran?

Yes. At the veteran level the client is skeptical, interrupts you and chains one objection after another, like the truly hard calls.

What happens to my card details?

Stripe processes them. We never see or store your card number.
